Six birds with one stone

Our group had the distinct honor to represent a builder and developer in Dallas know for his modern aesthetic and quality approach, with products ranging from luxury single family to duplexes to townhomes. This project was a strip of six 3 bedroom 3.5 bathroom townhomes in the Old East Dallas area. The property was immaculately designed inside and out, with both a timeless curb appeal and desirable interior. Traditionally, townhomes in this area range from 1,600-1,900 square feet – this property offers over 2,500 square feet per unit. This property features three floors, starting with an open living/dining/kitchen space, moving up to the second floor which is entirely dedicated to the master suite, complete with a huge ensuite bathroom, walk-in closet, and private balcony. Finally, the third floor has two large bedrooms with their own ensuite full bathrooms and walk-in closets. This sort of dedicated space is a rarity in Dallas townhomes.

With all of these features in mind, our group identified the rental potential of this property. Of course, these townhomes would make excellent homes for an individual buyer, but with the rare amount of space per unit we saw an opportunity for a single buyer to add a revenue-generating asset to their portfolio. We listed the property in three separate markets – individual townhomes for sale, individual townhomes for rent, and as a single commercial property for sale.

We were able to sign 3 lease contracts and close a commercial sale within 90 days.
